The non-negotiables
A fully serviced office should include, in one price: furniture (desks, chairs, storage), live high-speed WiFi, DEWA already connected, chiller already connected, access control, and reception support. If any of these is "arranged separately", it isn't all-inclusive — it's a base price.
The license question

The timeline test
Ask one question: "If I sign today, when do I work here?" The honest answer at a real serviced office is days. At Desert Pearl Business Center in Al Garhoud, offices of 140–200 sqft are furnished and connected, so most tenants move in the same week they sign.
Questions that expose hidden extras
Is internet speed capped or shared? Is the chiller charge metered separately in summer? Is there a fee for visitors, meeting room hours, or after-hours access? Good operators answer instantly; evasive answers are your signal to walk.
